QDo you have a property management license?
AAMGA Property Management is a property management company officially registered with the Georgia Secretary of State and the Georgia Real Estate Commission. We are fully licensed to manage residential and commercial properties within the state of Georgia.

QWhat types of properties do you manage?
AWe manage a variety of properties, including condos, townhouses, and single-family homes. We also manage multi-family properties and retail commercial real estate.

QHow do you transfer money to landlords?
AWe transfer rental income to landlords around the 15th of each month and provide a detailed income and expense statement for that month. After signing the agreement, landlords are required to provide their bank account information to set up automatic monthly transfers. According to IRS regulations, we also require you to complete and sign a W-9 form (or W-8 form for non-U.S. residents). Otherwise, we are required to withhold 15% of your rental income for personal income tax and submit it to the IRS. We provide detailed instructions for completing the appropriate form based on your tax status.

AYes, AMGA Realty is also a licensed brokerage company in Georgia. Our agents are highly professional and dedicated. We have long helped clients from within the state, out-of-state, and even overseas with the purchase and sale of investment properties and personal homes.

QHow do you determine the market rental price?
AAccurately pricing rental rates is key to quickly and efficiently renting out a property. Pricing too low reduces potential income, while pricing too high slows the rental process, wasting time and money. We use market data and our experience to provide the most accurate rental price, ensuring the property is rented as quickly as possible to generate income. Throughout the leasing process, we provide feedback on the market response and offer suggestions for rent adjustments if needed.

QWhat kind of reports will landlords receive?
AOur advanced property management system provides landlords with a detailed monthly income and expense statement, along with necessary annotations and explanations. At the end of each year, we also provide an annual summary of income and expenses, as well as IRS Form 1099, to assist landlords in filing taxes for their rental properties.

QHow do you handle tenant maintenance requests?
AProper maintenance helps properties rent faster and reduces tenant turnover. Our tenant online platform allows tenants to submit maintenance requests anytime, anywhere. We have long-term partnerships with reliable and reasonably priced contractors who respond quickly and work diligently. This collaborative effort keeps your property in excellent condition. If a repair estimate is high, we will communicate with the landlord and, unless it's an emergency, we will only proceed with repairs after obtaining approval.

QDo you charge a management fee during property vacancies?
ANo. Our philosophy is to grow and succeed together with landlords. We only charge management fees when the landlord receives rental income. During property vacancies, we do not charge any management fees.
