Move In/Move Out
During the tenant move-in inspection, we carefully document the condition of all parts of the property. A detailed move-in inspection checklist is signed, covering the condition of both the interior and exterior, including walls, floors, ceilings, doors, windows, appliances, and more. Photos or videos are typically taken for future reference. We also clearly communicate the responsibilities to the tenants, emphasizing what falls under their responsibility and what is the landlord’s. We explain how tenants should report any issues they discover. It is common for tenants to identify new issues shortly after moving in, and we will handle these on a case-by-case basis.
When tenants are ready to move out, we arrange a move-out inspection date and time with them in advance. On the inspection day, we thoroughly check the property inside and out, noting any damage or issues that need repair, and compare it to the move-in inspection records. Based on the findings and comparison, we determine the repair plan according to responsibility. After assessing the repair needs, we decide whether to deduct from the security deposit to cover the costs of repairs and cleaning.
